New Project! Change of shared tenancy 🔑

We heard you – changing renters in a shared tenancy has been harder than it should be. Think support tickets, complex workarounds, and lots of duplicated effort. That ends today.
Introducing the change of shared tenancy project, a new workflow that makes it easy to add or remove renters from a tenancy (without creating a mess). Why it’s better:
✅ Everything carries across – No need for manual entry. Ailo copies across all the key info: lease details, rent paid to date, arrears, inspection schedule, bond info, virtual account settings, Centrepay, and more.
✅ Fast and simple – No need for entry/exit reports or bond claims
. Just follow the workflow.
✅ No accidental letting fees – First rent payments on the new tenancy won’t trigger event-based charges.
✅ No support request needed – You can now do the whole thing yourself.
✅ Keep the history – Full audit trail stays intact, and former renters can still access their history.
🤩 Huge thanks to the property managers who tested this and helped shape it into something genuinely better, including Fran, Melanie, Samara, Kiria and Monique

“This new project changes everything exactly as we need it to. I really like how it just creates the new tenancy card with the new people that are in, and then follows on with the current terms.”

Monique Ralph, Operations Manager at RE/MAX United, Helensvale

updates you asked for - COMING THIS WEEK

It's the little things

1. Bulk selections now stick – until you’re done🧾

Previously, if you wanted to update the description and category on 5 bills, you’d have to select them twice — once to edit the category, then again to edit the description. Now, Ailo remembers your selection until you’re finished editing. Easy.
🤩 Joanne in Sydney’s Inner West – thanks for flagging this one!

2. Payment methods in transaction history 💳

You can now pull the total balance of unpaid bills on a tenancy into your messages. Handy when you need to follow up, fast.

3. New merge field: unpaid bills 📧

You’ll now see the property address listed on tenant deposit line items in the Trust accounting transaction list. A tiny win that’ll save time, especially at end of month.
🤩 Lyn in Gungahlin (ACT) – this one’s for you!

4. Heads up before you edit personal details 🛑

If you’re making changes to someone’s personal details (outside of a small typo fix), Ailo will flag it. A gentle nudge before a potential headache.
