Missed rent reviews

What: You can now enter a rent review with a past date directly in Ailo, without needing to contact support.
Why: If a rent increase was missed or delayed, property managers previously had to raise a support ticket and wait for the team to calculate and apply the adjustment manually. That took time on both sides and created unnecessary back-and-forth.
How: When creating a rent review in Manage Rent, simply select a date in the past. Ailo automatically calculates the pro-rata adjustment for the missed period and applies it - no manual calculations required.
Note: This feature is currently in pilot with selected agencies. It will roll out to all agencies following the pilot period.

Bond mismatch tracking

What: A new tab in Ailo now shows a clear summary of bond mismatches, so you can track and resolve them without raising a support request.
Why: Bond mismatches can be hard to spot across a portfolio, and the previous process required support team involvement to investigate and action them. This gives property managers and principals direct visibility into what needs attention.
How: Look for the Bond Mismatches tab to see which mismatches have already been disbursed to trust and which are still sitting in Ailo waiting to be addressed. From there, your team can take action without needing to go through support.

Portfolio shared funds - clearer consent warnings

What: Ailo now shows clear alerts when you add a management to a portfolio where funds are already shared across multiple properties.
Why: When a management is added to an existing portfolio, all rental income and expenses are pooled together for that investor. Property managers need to ensure investors have given consent for this arrangement - and without a prompt at the right moment, that step could be missed, creating a compliance risk.
How: When selecting a portfolio for a management, you will now see two alerts - one when choosing the portfolio and one before confirming - reminding you that funds are shared and asking you to confirm that the investor has been informed and has given consent.

Renter memberships now rolling out to all agencies

What: Optional renter membership tiers - Everyday, Plus, and Global - are now rolling out across all agencies on the platform.
Why: Memberships give renters access to a range of additional tools that help them manage their finances - including savings goal calculators, budget planners, tenancy checklists, personal expense tracking, and AI chat translation. All core functionality remains intact for every renter. Memberships are entirely optional.
How: The rollout is staggered across all Ailo customers this week. Renters can self-manage their memberships through their app.
No action is required from property managers.
