We’ve said it once and we’ll say it again: no-one is busier than a property manager.
Between conducting inspections, scheduling repairs, winning new business and hosting opens, you’ve barely got time to blink.
Which is why Lav and the team added notifications into your Ailo web app – a live list of alerts that require your attention.
You’ll get notified when a project, action, or routine inspection is created or assigned to you by others, and when renters sign conditions reports. Check out the bell icon on the top right of your screen and learn more on the Help Centre or watch Lav's video.
Managing money made easy
✅ Download custom statements for investors
One-size-fits-all? Nope. You can now generate statements for custom periods without heading to Support (sorry Mandy!). Head to the portfolio wallet, choose the time period required, and download an ownership statement or tax summary.
Coming soon: The same functionality for investors in their mobile app (yay!)

✅ We made it easier for your customers to pay bills
We’ve renamed buttons and moved some information (like payment processing times) to a more relevant location. Our engineer Angus made a video to show you what’s what. Watch now.
✅ Disclosure statements are automatically attached to lease agreements (VIC)
If you use FormsLiveSign in Victoria, disclosure statements created and finalised in Projects will automatically be attached to lease agreements created from Projects. It's simple and automated, so you don't have to worry about manually attaching it again. 🎉

Remove bond details & $0 bonds
Bond details can now be completely removed when managing the tenancy's bond details on the property page. Or, if all you want to do is set $0 on the bond required, you can do that too.

Urghhh why does Marlborough Street pop up when I’m searching for Redan Street? Soz, we fixed that! Now when you type the address of a property in your search bar, the options that populate underneath will be more accurate!
Hats off to Rachel from Kiama for bringing this to our attention!
✅ Just like your ex, some things don’t need to be front and centre anymore!
Former tenancies are now collapsed by default on the property page to make the page cleaner.

Is there an ocean of files attached to a management or tenancy? Well hop aboard the Ailo life raft – you can now conduct a simple search for files by name 🛟

“Why is my upcoming list of inspections soooo slow to load sometimes?” 🐌
We’ve all been there – you’re rushing to get to your first inspection, it’s been a while since you opened your mobile app, and now that spinning wheel won’t stop spinning. Why?! Because the app works offline, we have to download all of the data needed when you open the app. This can be a lot of data if you haven’t opened inspections for a while. Fear not, Lav is working on a fix.
