What's New in Ailo

23.09.26

Renter memberships: overview and resources

What: Renters can now choose an optional Ailo membership for a better everyday experience – clearer payment choices and a growing set of practical tools for managing rent, bills and their home.
You can watch a short video from our team to get an overview of renter memberships and what they mean for your office. We have also put together some helpful resources that cover the key details about the memberships and a simple factsheet to answer any questions from the renters.

Out-of-office scheduling and delegation

What: You can now schedule out-of-office periods in advance, manage them from the mobile app, and set them up on behalf of other team members.
Why: Out-of-office could previously only be toggled on or off in the moment, with no way to plan ahead or cover for a colleague from your phone. That made it easy for a message to go unanswered while a property manager was away.
How: Open your out-of-office settings to schedule a start and end date in advance, or do the same from the Ailo mobile app while you're out and about. Admins can also set out-of-office for other team members directly from their own account.

One PDF for tenancy history, even across a change of renters or ownership

What: Downloading tenancy history now gives you a single combined PDF, even when a tenancy has had a change of renters or a change of ownership, instead of several separate files.
Why: Property managers downloading a tenancy with a change of renters or ownership previously had to enable multiple file downloads in their browser and piece the history together themselves, or risk only getting part of it. That caused confusion and wasted time, and in at least one case left a property manager without the right ledger at a tribunal hearing.
How: Download the tenancy history from the property as you always have. Where a tenancy has changed renters or ownership, the PDF now includes the full continuous history in one file, with line items marking when renters or ownership changed. Renters downloading their own tenancy history from the consumer app will see no change, they still only see the history for their own tenancy.
Shoutout to Lynda, Logan City for flagging the ledger mix-up that helped us get this fix over the line.

Amend the first rent within 2 months of a tenancy starting

What: Finance-managed property managers can now correct the first rent amount, start date, or frequency for a tenancy, up to 2 months after it started.
Why: Getting the first rent wrong at the start of a tenancy used to mean raising a support ticket and waiting, while small admin errors sat uncorrected on the ledger in the meantime.
How: Open the tenancy within 2 months of its start date and use the amend first rent option to correct the amount, start date, or frequency. A warning and confirmation screen appears first, since changes here can affect the ledger.
Shoutout to Cherrie, Berkeley Vale for requesting the ability to amend a tenancy's rent start date. It's here now.
