Ray White Ashfield has been around for just over a year, but the business itself opened its doors in Sydney’s Inner West more than six decades ago.
The family business is now run by brothers Michael and Andrew Simpson, who are always looking for ways to connect with their local community and give their booming sales business and 600+ property management portfolio an even stronger edge.
When a client brought 40+ more of his properties over to Ray White Ashfield earlier this year – because of the incredible service he had experienced – Michael realised they were onto something truly incredible.
When did you first hear about Ailo?
At a Ray White conference actually. I immediately thought, this is very interesting!
I loved the fact that it's pretty much an all-in-one system, and it had everything that we needed. Right now in property management, there's a lot of systems where you've got to have a lot of different logins for – it’s a lot. So having it all in one just sounded phenomenal.
My team are big fans of technology, so I showed them a few demos and they loved it too. Projects was a massive thing for them. The all-in-one capability is just perfect. It's exactly what we needed.
So you’re a Projects fan? What do you love most about it?
We love Projects! The main reason is it allows structure. Most property managers are a big fan of structure and process! Plus, it’s been great for training and assimilating new staff members. Even people who are new to the industry can jump straight in and literally follow a checklist.
I also love how it’s super customisable compared to most systems that exist right now.
How does your team feel since moving to Ailo?
People seem calmer, more relaxed. They come in and sit down, and they know exactly what to do and when to do it. Not that they didn't know it before, but the structure is just, it's better, it's cleaner. And if someone's away for the day, another staff member can slot right in there, see what needs to be done and do it like that. It just relaxed everybody a bit more.
They especially love Projects. They can put an entire set of items together. It's customisable, which makes it even better so they can tweak things to how they need it to be, and run the process, and it saves them a ton of time. They also love the communication piece. The fact that they can communicate through their Gmail and through the Ailo app simultaneously, and it syncs across perfectly. And, they can communicate effectively to everybody at any point on the road, at the desk, on a holiday if they really want to. I obviously don't encourage that last one, though!
How do your clients feel about your new level service?
We're very focused on customer service, and Ailo allows the team to strengthen those relationships with tenants and property owners. And because of these stronger ties, investors are more comfortable and we do find that they’re bringing their properties to us when they've got them with other agents. We're seeing a lot of that recently – especially the past month. They like the way we run things and the customer experience is just so good, they love it.
How was your transition to Ailo?

Ailo is the smoothest and easiest migration and hands down the smoothest and best experience we’ve ever had.
We got a lot of support from Ailo and from Ray White. I've done this a few times before with other providers, and some have been catastrophic. This was by far, the most simple transition I've ever done in 18 years.
Why? Because the communication was there. The preparation was available and the right people were there to talk to as you needed it.
You recently acquired another rent roll. How did that go?
Having Ailo in our business now gives us confidence, because we know the system and processes are there. It works and it's very easy to slot properties straight into it and everything just clicks into place immediately – all the synchronisation, all the properties, all the contacts, information… everything is right there immediately to use.
And when we speak to potential acquisitions, they're intrigued by Ailo and how we work. So it opens up a lot of dialogue and it helps us make those negotiations and transitions so much smoother.
How would you explain Ailo to another business owner?
I would tell them that Ailo is the future of property management, the future of any business in our industry. And if you want to make it, you have to get the superior system to all the existing ones… and that’s Ailo.
No one around this area uses the Ailo system, and we know that for a fact. And I'm not gonna tell them!
What would you do if you couldn't use Ailo anymore?
I would approach the previous property management platform we used and give them all of your incredible ideas to make their system as close as possible to Ailo!
The inspections that you guys have been working on, routine and outgoing, they're not digital right now but they're about to be. That's a massive plus for us. Oh and Projects would be the other main thing! And the third one is the communication side of things where people can be on Gmail and the communication also appears in our Ailo app.
