What's New in Ailo

Investor statements will soon be available as PDF attachments 📎

Based on feedback from you and your investors, we're changing how ownership statements are delivered starting this month:
  1. Statements as attachments 📎 – Monthly statements will be delivered as PDF attachments to investors who have accepted Ailo's terms of service (the vast majority have!).
  2. Statements as secure links 🔗 Investors who haven't accepted the platform terms yet will still get a secure link. When they click through, they'll be prompted to accept the terms, and if they do, future statements arrive as attachments.
  3. Statements in the Ailo app 📱– Statements are still available in the Ailo app anytime, giving investors more choice in how they receive them.
How can investors accept the terms? Log into the Ailo app for the first time, or click "accept" when viewing a statement via secure link. Simple!
For security, any link accessed after 14 days will now prompt the investor to verify their investment property’s postcode before viewing.

New minimum standards compliance for Victorian agencies 🏠

If you manage properties in Victoria, we've got you covered on the updated compliance enforcement rules coming into effect on 25 November.
✅ All minimum standards have been added as compliance items.
This includes the new blind cord anchor requirement taking effect 1 December.
✅ Enable them all at once, then customise as needed.
You can turn on all standards for a property in one go. If something doesn't apply (like laundry safety for a unit), mark it as "not required". And if you're working with multiple providers, you can track which one handles what.
Coming soon: We're building compliance into your new tenancy workflows, so you can't accidentally skip past. This already works for new management Projects – new tenancies are next. Watch this space!

Fully embedded & automated compliance for VIC agencies

We're bringing our DC Smoke Services integration to Victoria in early 2026 (we’re already live in parts of NSW, QLD, and ACT). This means automated scheduling and invoicing for compliance checks (smoke alarms, gas, electrical & blinds), with real-time status updates and more.

It's the little things

  • Log compliance activity from the property page 📋 – Record compliance checks and certification right from the property page. No more jumping to the compliance page and manually typing in the address every time.
  • Clearer messaging when adding new bank accounts 💡 – When you add a new bank account for an investor's autotransfer in disbursement settings, you'll now see an explanation for why funds can't be transferred to it immediately.
