Need to go Dutch on a bill?

We know how annoying it is when you’re not allowed to split payments. We can’t convince your local cafe to change, but renters and investors on Ailo can now pay a portion of a bill.

While most bills will continue to be auto-paid in full, this feature will allow your clients to spread out payments for larger bills, giving them the flexibility to pay what they can, when they can.

A way easier way to manage properties in strata schemes

Strata groups in Ailo were designed to help you manage multiple properties within the same building or complex. If something changes, you can log it once against the group rather than updating each and every property.

✅ Keep track of shared documents like by-laws, building information and AGM minutes in one central location – and easily access them from any property that is part of the strata group.

✅ Add notes and send bulk messages to the renters or investors of the strata group

✅ It’s simple to swap out suppliers as strata managers change

Managing money, made easy

✅ Find a bill without knowing the assignee – search Draft Bills by property

✅ We unburied the bill delete button – it’s now at the top of the Bill form (no more scrolling!)

✅ Easily update bill assignee – just click on the name in the top right of the page

✅ Supplier search results now show exact matches on top of partial matches – 🤩 Lisa in Canberra, thanks for flagging this!

✅ When you open a bill in Projects, it keeps you in the Project and opens a modal instead

✅ New default due dates for reimbursement bills (you can still override these!): 21 days in NSW; 30 days in QLD, WA and NT; 28 days in VIC; 14 days in ACT and SA, 31 days in TAS.

Seamless, fast inspections

✅ The state of the condition report is visable within the report itself (e.g. Renter Review, Returned, Not Returned, or Voided)

✅ Whether you want to edit the signing due date or void the report altogether, the ‘Manage’ menu within your condition report is clearer

✅ A banner alerts you when your condition report is outdated, so you can generate a new one with the latest changes

Less time on the books, more confidence in the ledgers

✅ Unpresent trust deposits yourself!

As a result, cash deposits will now clear in 1 hour instead of immediately (cheques will continue to clear in 5 business days). Oh and If any of the related ledgers do not have enough funds, then that deposit cannot be unpresented.

✅ No more endless scrolling to find a recent disbursement

Disbursements, adjustments and deposits are now sorted by date on trust reconciliation screens with the recent ones at the top.

Reporting: In the “Income by Fee Category Report”, you can now see the bill category in the report where income is classified as “Other”
Projects: The ‘project type’ filter in My Projects and My Actions are now searchable
Projects: New merge field alert! rentAmount, rentPeriod, ingoingTenancyRentAmount, ingoingTenancyRentPeriod
Projects: The first action in the new management project is no longer auto completed when the project is created from the property page 🪲
Messages: Start a new message from the Property page in 1 click
