In this edition of Mix 106.3 Canberra’s Real Estate Show, co-hosts Cam Sullings and Renee Bogatko welcome our very own Ben Ling live on air to learn about how Ailo is helping property managers deliver a better service to property investors and renters.

First up, what is Ailo and who does it help?

Ailo is a full property management platform that helps real estate agents deliver a significantly better level of service to their investors – and, importantly, helps them deliver a better tenancy experience for renters.
Ailo takes care of all the payments and accounting, helps property managers manage their workflows including inspections and repairs, and get through all of their to-dos. Basically, all the tedious administration that property managers really have to grind through to get done before they can get to that customer-centric service that investors and tenants are all about.

Have you got one particular example where Ailo might help an individual?

Yeah, absolutely. I can probably give you two or three if you'd like! Of course, for a tenant, a big thing that they have struggled with over time has been choice and control.
You know, when they pay their rent, how they pay their rent, how they choose to pay their rent –  they're really, really limited.
And it's generally speaking because of the legacy systems and software that the property managers and the real estate agents are using.
So, we give tenants a bigger range of ways to pay their rent and bills to make it more convenient for them. They can use a bank transfer, they can pay with a debit or credit card, they can schedule payments based around their paid-to date and all that sort of thing.
For an investor, obviously having access to their funds a little bit sooner suits them, especially when people are, you know, as they are in the market at the moment with interest rates and the general cost of living increasing considerably.
It means they can access their rental income faster. It means they can put it in the offset account as opposed to letting it sit there in the trust account with the real estate agent for what seems like forever and ever and ever before it’s disbursed at the end of the month. And obviously that creates a ton of convenience.
For everyone, really importantly, Ailo makes it easier to communicate.
Communication is at the core of any good relationship, but old technology has made it really difficult for property managers to keep everyone in the loop and on track. We built communication into the heart of Ailo, so your property managers can keep you updated and respond to your questions faster and more proactively.
Everyone loves chats these days, you can see all the different apps that support that. Ailo Chat brings it all together so that the property manager, the tenant and the investor can have a much better relationship.

It sounds very comprehensive. Which feature of the platform tends to get the best feedback?

The communication for sure. Yeah, ultimately no one loves, you know, to think that they're not being heard or that it's difficult to get a hold of someone. And I think life just the way it is at the moment, the rising tide of expectation from the consumer meant better ways to communicate was really at the core of this.

Has it been fun to bring Ailo together and watch everyone benefit from using it?

I've had the pleasure of working on a number of technologies that have been transformational. This is definitely at the top of the pile! It's been incredibly fun to bring it together. It's really meaningful when you hear people respond to it and pick it up for the way that it was intended to be used.
As I said, that rising tide of consumer expectations is very difficult for people to keep up in service based industries. And as you would be aware, everyone in that sort of ecology of property management over the last few years has really, really suffered. It's been difficult.
There's lots of pressure from all of the angles, legislation, interest rates, you know, tenants advocacy, all of that sort of stuff. So, having a technology at the middle of that, that brings it all together and works for everyone. Yeah, it's very fulfilling.

Why do you love working in Proptech?

Just to get up in the morning and build something that solves problems that are really big and that impact lives… it's invigorating.
